Özel sektör yönetim binalarında (holdinglerde) kullanıcı gereksinimi, konfor şartları ve organizasyona yönelik sistem iyileştirme modeli

Abstract

ÖZET Çalışma, Giriş ve Genel Değerlendirme bölümleri ile yedi bölümden oluşmaktadır. Birinci bölümde; tez çalışmasının amacı ve kapsamı tanımlanmış, çalışma yönteminde izlenecek yaklaşım sistematiği irdelenmiştir. Özel sektör yönetim binalarında bir problem alanı üzerinde geliştirilen tezin amacı, verimliliği olumlu yönde etkileyip, çalışanların büro mekanlarında huzurlu, rahat ve sağlıklı bir şekilde işlerini yapacak ortamın oluşturulmasına yönelik iyileştirme modeli geliştirmektir. Tez; veri toplama, analiz, sentez, değerlendirme, sonuç aşamalarına göre oluşturulmuştur. İkinci bölümde; büro binalarının tarihsel gelişimi ve bu gelişim içinde mekansal değişimi literatür araştırması ile incelenmiş, büroların zamanla geliştiği ve değiştiği belirlenmiştir. Üçüncü bölümde; özel sektör yönetim binalarının sisteminin iyileştirilmesi için geliştirilecek modele yardımcı olacak iyileştirme yöntemleri araştırılıp, belirlenmiştir. Dördüncü bölümde; özel sektör yönetim binalarında verimliliğe yönelik olarak insan faktörü, kullanıcı gereksinimi ve konfor şartları incelenmiştir. Beşinci bölümde; ilk dört bölümde literatür araştırmalarına dayanarak yapılan tezin sistem iyileştirme modeli oluşturma amacına yönelik olarak alan çalışması ile irdelenmesine çalışılmıştır. Mevcut sistemdeki aksaklıklar belirlenmiştir. Altıncı bölümde; literatür çalışmalarının değerlendirilmesi sonucunda özel sektör yönetim binalarında kullanıcı gereksinimi konfor şartlan ve organizasyona yönelik sistem iyileştirme modeli oluşturulmuştur. ABSTRACT This study is composed of 7 chapters the introduction and evaluation chapters. In the first chapter, the objective and the extent of this thesis study are defined; the systematic approach that will be applied in the method of this study is examined. The aim of the thesis that is developed on the problem field on management building in private sector is due to:. To effect productivity positively. To constitute an environment that provides comfortable, easy to use, healthy office spaces for users. To developed an improvement model The thesis is constituted according to datum gathering, analyses, synthesis, evaluation and conclusion steps. In the second chapter, the historical progress of office buildings and the area differences in this progress is examined by written source researches. And it is designated that by the time the office functions are progressed and changed. In the third chapter; improvement models are investigated and determined that assist to improvement model for system in management buildings in private sector. In the fourth chapter, comfort conditions, user requirements and human factors are examined towards to productivity in management buildings in private sector. In the fifth chapter, the first four chapter the analyses that is based on literature are examined with area studies due to improvement model of the thesis. The decisions of planning and organizational structure are determined the faults in the existing system. In the sixth chapter; by the end of evaluation of literature studies, a system improvement model is formed towards to organization, comfort conditions, user requirements in management buildings in private sector.
