Mortgage sistemi ve mortgage sisteminin Türkiye`ye uygulanması

Abstract

Yurtdışında ipoteklerin menkul kıymetleştirilme yöntemi ile daha ucuz fon ve daha uzun vadelerde kredi sunma imkanı veren mortgage, Türkiye'de 2007 yılında uygulanmaya başlanmıştır.Ülkemizde nüfus artışı ve kentleşme konut sorununu ortaya çıkartmaktadır. Ayrıca yüksek ve artan konut fiyatları, gelir düşüklüğü konut edinimini zorlaştırmıştır.Bu çalışmada mortgage sistemi ve Türkiye'deki uygulamalarına yer verilerek mortgage sisteminin temel kavramları, mortgage piyasaları ve çeşitleri incelenmiştir.Son olarak konut kredisi ile enflasyon ve faiz ilişkisine bakılmıştır. Buna göre, faiz ile konut kredisi arasında negatif ve anlamlı bir ilişki tespit edilmişken, enflasyon ile konut kredisi arasında herhangi bir istatistiksel ilişki tespit edilememiştir.

Mortgage, securitization process abroad with cheaper funds in the longer term and that the opportunity to submit mortgage loans began to be implemented in Turkey in 2007.Population increase and urbanization in our country raises the housing problem. Also high and increased housing prices difficult to income improvement.In this study, giving place to the mortgage system in Turkey, the basic concepts and practices of the mortgage market and mortgage system types were examined.Finally, the relationship between housing loans and inflation and interest was examined. Accordingly, a negative and significant relationship was found between inflation and housing loans.
